Do You Need a Separate EPC for Flats Within the Same Block?

Separate Dwellings Require Separate EPCs

Each self-contained flat (with its own kitchen, bathroom, and entrance) is considered a separate property for EPC purposes. Therefore, you must obtain an individual EPC for each unit if you plan to sell, rent, or build it.

When a Single EPC Might Apply

  • Newly built blocks: A block of flats constructed at the same time, with the same design and energy specifications, may allow a sample EPC for Building Regulations. However, if units are later sold or let individually, each will need a separate EPC.
