Leading the Way in Energy and Property Solutions.

Many homeowners and landlords assume that installing LED lighting will automatically improve their Energy Performance Certificate (EPC) rating. However, EPC software doesn’t always recognise these upgrades—especially if key information is missing during the assessment. This can lead to a frustrating scenario where your energy-efficient LEDs are ignored, and the EPC applies a default poor lighting efficiency score.

How Lighting Efficiency Is Assessed in an EPC

EPC assessors record the percentage of fixed light fittings using low-energy lighting (such as LEDs or CFLs). To gain the maximum benefit, at least 75% of fixed outlets must be verified as energy-efficient. However, EPC software defaults to a 0% low-energy lighting score if:

  • The assessor can’t verify the type of bulbs in all fixed fittings.

  • There’s no access to certain rooms (like attics, basements, or outbuildings).

  • The fittings themselves are incompatible with energy-efficient bulbs.

If this happens, your property’s lighting efficiency score is downgraded—even if you’ve invested in LEDs.

Why Your LEDs Might Be Ignored

  1. Non-Integrated LEDs in Replaceable Fittings: If the LED bulbs are simply screw-in replacements, some assessors may default to the assumption that they can be replaced with inefficient bulbs in the future.

  2. Inaccessible or Unverified Fittings: If assessors cannot check certain fittings, they are required to apply a conservative estimate.

  3. Lack of Documentation: Without clear product specs or visual confirmation, lighting upgrades may not be recorded in the EPC software.

The EPC Impact of Lighting Defaults

While lighting contributes a smaller percentage to the overall EPC score compared to insulation or heating systems, defaulting to 0% low-energy lighting can still cause a 0.5 to 1 band drop—especially in properties with a high number of fixed light fittings.

For landlords, this could be the difference between compliance and failing the Minimum Energy Efficiency Standards (MEES) threshold.

How to Ensure Your LEDs Count in Your EPC Assessment

  • Use Integrated LED Light Fittings: These are fixtures where the LED component is built-in, not just a replaceable bulb.

  • Provide Documentation: Installation certificates, invoices, or product specifications proving the use of LED lighting.

  • Ensure Full Access: Make sure the EPC assessor can inspect every room and fitting.
