When Did EPC Become Mandatory in the UK?

  • 1 August 2007 – EPCs required for residential homes with four or more bedrooms listed for sale.

  • 10 September 2007 – Applied to three-bedroom homes.

  • 14 December 2007 – Required for all residential property sales.

  • October 2008 – Mandatory for rental properties upon a change in tenancy.

  • April 2012 – Commercial properties included in EPC rules.

  • April 2018 – MEES Regulations (Minimum Energy Efficiency Standards) introduced, requiring rented properties to have a minimum EPC rating of E.

  • April 2020 – MEES regulations extended to existing tenancies.

  • Coming Soon – Proposed changes may require all new rentals to have a minimum EPC rating of C by 2025, and existing rentals by 2030.
