When Is an Energy Performance Certificate Not Required?

An Energy Performance Certificate (EPC) is a legal requirement for most residential and commercial properties in the UK, especially when a property is being sold, rented, or built. However, there are clear exemptions under UK regulations that identify when an EPC is not required.

At Urgent EPC, we help homeowners, landlords, and agents understand the compliance rules around EPCs, including when you may be exempt.

EPC Exemptions: Do You Qualify?

Here are some situations where an EPC may not be necessary:

1. Places of Worship

Religious buildings used exclusively for worship are exempt from EPC regulations.

2. Temporary Buildings

Buildings with a planned use of less than two years, such as site offices or temporary accommodations, do not need an EPC.

3. Stand-Alone Properties Under 50m²

If the building is detached and has a usable floor space under 50 square metres, and is not residential, no EPC is required.

4. Protected or Listed Buildings

If compliance with EPC standards would unacceptably alter the building’s character or appearance (especially in listed or conservation buildings), an EPC may not be required.

5. Buildings Set for Demolition

If you’ve received consent to demolish the property, and it’s slated to be taken down, then an EPC is not necessary.

6. Low-Energy Use Industrial Sites

Properties with minimal energy use and no heating or cooling systems (such as storage units or agricultural barns) are typically exempt.
