What EPC Rating Do Commercial Buildings Need in 2025?

As part of evolving UK regulations to support net-zero goals, commercial property owners and landlords need to keep pace with new EPC (Energy Performance Certificate) standards.

 Current Minimum Standards

  • Since April 2023, most commercial non-domestic buildings must hold a valid EPC at grade E or above before they can be built, sold, or leased.

 From 2025: The New Target

  • The UK government plans to raise the minimum EPC standard to C for commercial buildings when new tenancies start and possibly when existing leases renew.

  • Though legislation timing is still being finalised, experts anticipate:

    • New leases from 2025 requiring EPC grade C+ or better

    • Stricter enforcement and higher penalties for non-compliance

 Why This Matters

  • Legally binding: Failure to meet the new Grade C threshold could result in significant fines and inability to lease.

  • Investor appeal: Buildings with better EPC scores are more attractive to tenants and investors, and may carry a premium rental value.

What Commercial Property Owners Should Do

  1. Order your EPC now – ensure it’s up to date and legally compliant

  2. Review the rating and recommendations – identify measures to improve performance

  3. Implement upgrades – enhance insulation, heating, lighting, or install renewable tech

  4. Reassess as needed – once improvements are made, obtain an updated EPC
