Yes, the Energy Performance Certificate (EPC) is compulsory in the UK for most property transactions.


When Is an EPC Required?

You must have a valid EPC if you are:

  • Selling a property

  • Renting out a property

  • Constructing a new building

  • Modifying a building with more than 25% of the thermal elements changed


❗ Legal Requirement

  • EPCs became mandatory for homes on sale or rent in England and Wales from October 2008.

  • It is a legal obligation to provide a valid EPC to prospective buyers or tenants at the earliest opportunity.

  • Failing to provide an EPC may result in a fine of up to £5,000.


🏷️ Exemptions

You may not need an EPC if:

  • The building is a listed property and compliance would alter its character.

  • The building is used for worship or temporary structures (used for 2 years or less).

  • It’s an industrial site, non-residential agricultural building, or detached building under 50m² not intended for habitation.
