Whose responsibility is it to have an EPC?

In the UK, it is the responsibility of the property owner, seller, or landlord to obtain an Energy Performance Certificate (EPC) when required. This applies to both residential and commercial buildings being sold, rented, or built.


🏠 Homeowners & Sellers

If you are selling a property, you must commission an EPC before the property is marketed. Without one, you could face a fine of up to £5,000.

🏢 Landlords

Landlords must ensure a valid EPC is available before a new tenant moves in. For rental properties, the EPC must have a minimum energy rating of E (as per the Minimum Energy Efficiency Standards – MEES).

🛠️ Builders & Developers

For new builds, the developer or builder is responsible for obtaining the EPC upon completion.


⚠️ Legal Requirement

As per the Energy Performance of Buildings Regulations, failing to make a valid EPC available when required can result in legal penalties.
