How to check if I have an EPC?

Ensuring you have a valid Energy Performance Certificate (EPC) is crucial before selling, renting, or marketing your property. Here’s how to verify whether your property already has an EPC:


1. Use the Official Government Register

  • Go to the UK EPC search portal: https://www.gov.uk/find-energy-certificate

  • Select “Domestic” or “Non‑Domestic” depending on your property type.

  • Enter your full postcode and property number or street name.

  • If an EPC exists, you’ll see the certificate details (rating, issue date, validity).


2. Check Your Own Records

  • Look through any previous sales or rental documentation; the EPC should have been included.

  • Search your email for a PDF named “EPC”, “Energy Performance Certificate”, or similar.


3. Ask Your Estate Agent or Landlord

  • If you bought or rent your property through an agent, they should have a copy of the EPC on file.

  • Landlords are legally required to provide an EPC at the start of any tenancy.
